Commercial real estate in the Netherlands,
assessed through an investor's eyes
Whether you are investing in a warehouse or an office building, buying residential or hotel property, or settling staff in the Netherlands, one dedicated advisor at Adamhousing handles your project from start to finish.
Our strengths
We have bought, held and managed multiple properties ourselves through several market cycles, so our judgement rests on first-hand experience.
Years of serving Chinese companies and private investors, with many completed purchases and leases.
We know how location, lease structure and tenant demand shape commercial property, and use that to find the right building for you.
We screen and negotiate by the same standards we apply to our own investments, aiming for a solid annual return.
About us
Adamhousing is an Amsterdam-based investment advisory firm focused on commercial real estate. Our core is warehouses and office buildings, and we also handle residential and hotel projects as well as staff relocation for companies.
What sets us apart: our founder is an investor too.
We care about your long-term return, not only the closing. We assess every project as if it were our own: whether it is worth buying, whether the return will last, and how future plans may affect it. You get a straight answer on each.
Our founder has worked in Dutch real estate for more than 10 years and is an active property investor: buying and selling residential property, and handling letting and day-to-day property management. From choosing a property, negotiating and completing the purchase to finding tenants, signing leases, arranging repairs and collecting rent, our founder has done every step first-hand.
On the commercial side, our founder has been involved in leasing and acquisition projects for warehouses, office buildings, retail units and hotels, and knows how location, lease structure and transaction process differ for each type of property.
Because the work covers both investing and managing, every project is assessed by an investor’s standards: whether it is worth buying, whether the rent will hold up, and where the risks are. You get a straight answer on each.

Why the Netherlands
The Netherlands is the EU's front door. Europe's largest port, Rotterdam, sits at the mouth of the Rhine, and goods move on by inland shipping, rail, road and pipeline into Germany, Belgium, France and the rest of the EU. Add Schiphol's air cargo, and sea, land and air all meet within one small country. That keeps Dutch warehouses and offices in demand from European and global companies.
- 428.4million t
- Cargo handled by the Port of Rotterdam in 2025, Europe's key logistics gateway
- 14.2million TEU
- Containers handled by the Port of Rotterdam in 2025
- 12,600hectares
- Area of the Port of Rotterdam, the largest port in Europe
- 1,000+ ports
- Over 500 deep-sea, short-sea and feeder services link Rotterdam with more than 1,000 ports worldwide
- 1.44million t
- Air cargo at Schiphol in 2025, about 98% of Dutch air freight
- 0restrictions
- Nationality restrictions on foreign buyers: foreign individuals and companies can buy residential and commercial property directly
Where warehouse demand is
The Rotterdam port area and Moerdijk take in sea containers. The area around Schiphol serves air cargo and high-value e-commerce. Tilburg–Waalwijk and Venlo lie on the corridor into Germany and host many large distribution centres.
Where office demand is
Amsterdam's Zuidas is home to financial institutions and international headquarters. Rotterdam, The Hague and Utrecht each have their own business base, and Eindhoven builds on the Brainport high-tech region.

Frequently asked questions
FAQThe questions Chinese companies and investors ask most often when buying in the Netherlands. Every project is different, so we go through your own situation in the consultation.
Can foreigners buy property in the Netherlands?
Yes. There are no nationality restrictions. Foreign individuals and companies can buy residential and commercial property, and you do not need to live in the Netherlands. Some municipalities require certain homes to be owner-occupied, and that rule applies to every buyer equally.
What taxes and costs apply when buying?
The main one is transfer tax (overdrachtsbelasting). Rates for 2026:
- Commercial property (warehouses, offices, hotels): 10.4%
- Homes that are not owner-occupied (buy-to-let): 8%, down from 10.4% as of 2026
- Owner-occupied homes: 2%
New buildings within two years of first use are usually subject to 21% VAT instead. On top of that come notary fees, land registry fees, and the cost of valuation and technical and legal due diligence.
How does the buying process work?
The usual steps: offer and negotiation, signing the purchase agreement, completing due diligence and financing conditions, then signing the deed of transfer at a civil-law notary (notaris) and registering it with the Land Registry (Kadaster). The purchase price is paid through the notary's client account, so money and ownership change hands at the same moment.
Should I buy personally or through a company?
Both are possible and the tax outcome differs. A Dutch company (BV) pays corporate income tax: in 2026, 19% on the first €200,000 of profit and 25.8% above that. Investment property held privately is generally taxed in Box 3. A tax advisor should work out which suits you, and we can put you in touch with one.
Can non-residents get a mortgage in the Netherlands?
Dutch banks generally require residential mortgage borrowers to be registered as living in the Netherlands. Non-resident investors usually buy with their own funds or finance through international or home-country banks. Commercial property loans are available but usually require a higher share of equity.
What are warehouse and office leases like?
Dutch law classes warehouses and offices as ‘230a business premises’. Landlord and tenant are fairly free to agree the term, rent reviews and renewal, and tenants have less protection than in retail and hospitality premises (‘290’). Terms of five years or more are common, and rent is usually indexed to inflation each year.
What rules apply to letting homes?
Since July 2024 the Affordable Rent Act (Wet betaalbare huur) regulates mid-market rents as well. The maximum rent follows the housing points system (WWS), and every home up to 186 points is covered. New leases are in principle open-ended. Before buying a home to let, calculate the achievable rent from its points.
How do you charge?
We charge a service fee per project and agree the scope and fee with you before we start.
Information as of October 2026, for general guidance only and not tax or legal advice. Please rely on your tax advisor, lawyer and notary for your specific case.
We assess every project
